$250M downtown Louisville sports entertainment district one step closer to reality

LOUISVILLE, Ky. —

A major $250 million investment in downtown Louisville is one step closer to reality.

The Louisville sports entertainment district will include more than 200 condos and apartment units, retail and restaurant space and a 10-story hotel.

“This is a perfect project. We’re taking an underutilized city-owned parking lot that’s only used on baseball game days and transforming it to a true neighborhood,” Greenberg said.

Originally announced in 2024, the Louisville Arena Authority recently approved a tax increment financing carve-out, clearing the way for financing and construction to start in early spring 2027, according to Mayor Craig Greenberg.

“Over 250 people will be living downtown. More people will have places to eat not just before and after a baseball game, but all year round, and this will be a truly transformative project,” Greenberg said.

The project will not only transform the area but have a direct impact on baseball operations at Slugger Field.

“It changes the landscape of really downtown, and so much of the energy of downtown is currently here in this area,” Louisville Bats president Greg Galiette said.

He remembers in the 1990s when Slugger Field was the first vital investment downtown. Over the landscape of 30 years, he’s seen the growth firsthand.

“Over time, businesses have moved in, folks are living here in the area, it’s become a full-fledged neighborhood, and this really takes it to the next level,” Galiette said.

That next level will drive more investments and more people to all of downtown.

The project is expected to take two years. As part of the financing agreement, $10,000 will be donated to Feed Louisville, and $15,000 will be donated to the St. John Center.
